Farm masterplan showing barn location, equipment storage, driveway design, and swale routing for 100-acre Bloomville farm

Bray Hollow Farm Masterplan

Masterplan | 2025 | Bloomville, NY

Site analysis and conceptual planning for a 100+ acre farm sanctuary housing diverse livestock. The masterplan addresses barn siting, equipment storage, future walipini greenhouse placement, and infrastructure routing across challenging terrain—including dramatic grade changes, extensive wet areas, and sensitive existing trees and stone walls.

A participatory design process included site walks with owners and scaled cutouts for testing building locations on base maps. The barn drive accommodates large tractor and hay wagon turning radii while minimizing site disturbance and tree removal. Swale extensions manage persistent site water. Fencing expansion routes balance animal separation needs with gate access and stone wall preservation. Utility planning weighs cost against convenience.

Field staking confirmed barn and drive locations before construction. The pre-engineered barn construction was completed within six months of project initiation.
